SRI’s property auction on Oct 29 will feature a two-storey HDB shop at Block 246 that is up for sale. With a guide price of $3.85 million ($1,788 psf), the 2,153 sq ft unit is being offered as an owner’s sale.
The property is divided into a commercial space of approximately 1,152 sq ft on the first floor, which includes a bathroom, and a residential space of about 1,001 sq ft on the second floor, consisting of two bedrooms and two bathrooms. The current tenant is a childcare centre.

The convenience of having HDB shops within housing estates also leads to high footfall throughout the day. Additionally, childcare centres close to schools often have a large number of families with young children from the same school or nearby areas.
Mok believes that the unit will be attractive to established childcare centre operators looking to expand their presence in Hougang, a diverse and well-established housing estate. The scarcity of new HDB shops in the area is also expected to contribute to its long-term capital appreciation, she adds.
