The highest price achieved for a unit at River Green stands at $2.358 million ($3,591 psf) for a two-bedroom plus study unit measuring 657 sq ft, based on a caveat lodged on Aug 8.Despite the previous developments in the area, Zyon Grand’s starting price of $2,689 psf is still deemed competitive by Kelvin Fong, CEO of PropNex.“The location, size and quality of the units all factor in when determining the price of a development,” explains Fong. “In this case, the prices at Zyon Grand still come across as attractive to buyers with a budget, who may have missed out on the previous launches, but are still determined to own a unit in the area.”Previous launches in the area have already established a strong track record for achieving high psf prices, which has set a precedent for future projects. This will inevitably lead to some spillover interest from buyers who were unable to secure their desired units from earlier launches, and are now eyeing Zyon Grand in hopes of fulfilling their desire for a prime city fringe location, adds Fong.‘A diverse pool of potential buyers’One of Zyon Grand’s biggest selling points is its prime location, which is expected to attract a diverse range of buyers, from owner-occupiers to investors, says Mark Yip, CEO of Huttons Asia.One-bedroom plus study units start at $1.298 million, and offer a highly attractive entry price for potential buyers. With an average rent of $5,200 for a one-bedroom unit at the 455-unit Riviere (completion date in 2023), Zyon Grand investors can expect a rental yield of almost 5%.Two-bedroom and three-bedroom units, starting from $1.468 million, are also within reach for many HDB upgraders. As at Oct 1, there were 170 million-dollar HDB flats in Bukit Merah with an average price of $1.12 million, and more than 300 flat transactions above $1 million recorded in the area of Bukit Merah and Queenstown.
