Orie Wins Top Development And Excellence Landscape And Marketing
The Orie, a condominium with a 99-year leasehold in Toa Payoh, won three awards at the EdgeProp Singapore Excellence Awards (EPEA) 2025. The development was awarded the prestigious Top Development, as well as Landscape Excellence and Marketing Excellence awards. Jointly developed by City Developments (CDL), Frasers Property, and Sekisui House, The Orie marks the first time all three developers have come together on a project. The 777-unit development offers a range of units from one-bedroom plus study apartments of 517 sq ft to five-bedroom units with private lifts of 1,453 sq ft. Other unit types include two-bedroom units of 592 sq ft, three-bedroom units of 850 sq ft, and four-bedroom units of 1,216 sq ft. The marketing team successfully implemented a sales strategy that positioned the project as the new standard for luxury living in the mature town. The condo scored highly in all categories, thanks to its excellent architectural and design attributes, as well as its thoughtful marketing strategy, according to the panel of judges. An origami-inspired elegance The Orie, designed by ADDP Architects, consists of two 40-storey residential towers. The condo’s name derives from two Japanese words — “ori”, which means “to fold” and symbolises the art of origami, and “ie” for home. The concept of origami is reflected in the design ethos of the residential towers, with each featuring staggered sail-like silhouettes and architectural folds inspired by folded paper. This design evokes a sense of lightness and movement around each tower, while also maximising unobstructed north-south orientations. The Orie is home to a variety of amenities, including a 50m lap pool, a Grand Lawn, Social Function Room, Festive Function Room, a Leisure Studio, an Entertainment Room, Gourmet Pavilions, a co-working lounge, and a tennis court. The Grand Arrival Court is available for visitors, which is served by a Residential Services Counter. The development features a multi-tiered landscape strategy with four interconnected levels of greenery and water features, creating a lush and immersive environment throughout the site. The original Dragon Playground was built in 1979 at Lorong 6 Toa Payoh and has become a Toa Payoh landmark. It is one of two remaining dragon-style playgrounds in Singapore and was designed by HDB architect Khor Ean Ghee. The modern Dragon Playground at The Orie is a connection to the timeless charm of Toa Payoh, as it is repurposed to represent The Orie as the new standard for luxury living in the mature town. A new standard in Toa Payoh high-rise living The Orie, which launched on January 3, was the first new project to preview. By the end of the weekend of Jan 5, the project had welcomed more than 8,000 visitors to its sales gallery. Commentators attribute the sizeable crowd and strong interest in buying to the project’s central location, proximity to amenities, dearth of new developments in the area, and the project’s excellent design attributes. The Orie is a five-minute walk from Braddell MRT Station on the North-South Line, with numerous community amenities such as Toa Payoh Palm Spring Market and Hawker Centre, Toa Payoh Central Community Club, and SAFRA Toa Payoh. The condo is also located within a 1km radius of four primary schools: CHIJ Primary (Toa Payoh), First Toa Payoh Primary School, Kheng Cheng School, and Pei Chun Public School. According to the panel of judges, the sales team’s analysis of their sales strategy identified three main categories that drove their sales: former Toa Payoh residents looking for a premium new development in a familiar neighbourhood, singles interested in living close to their parents in Toa Payoh, and young families attracted the area’s proximity to schools and workplaces. The sales department also scored points due to the creative use of technology in the sales gallery, such as an interactive kiosk featuring a trans-parent TV display and a touch screen TV with synchronised content. Over 93% of the available units have now been sold. Buyers responded enthusiastically to the launch of The Orie, with developers collecting more than 2,200 cheques ahead of the launch weekend on Jan 18 and 19. These numbers were a 2.8-fold increase over the oversubscription number of 2.8. When the project was launched for sale on Jan 3, it recorded an excellent sales response and sold 668 units (86%) at an average price of $2,704 psf at the time. According to caveats, the condo has sold about 722 units (93%) to date at an average price of $2,731 psf. The most expensive unit sold at The Orie is a five-bedroom 1,453 sq ft penthouse that sold for $4.05 million ($2,787 psf) on July 28, making it the most expensive unit to sell at the condo. On Jan 31, a similar-sized unit on the 37th floor went for $4 million ($2,756 psf). The project’s overall score was boosted by its excellence across several categories, as determined by the panel of judges at this year’s EdgeProp Excellence Awards. The origami-inspired aesthetic merges with the development’s overall liveability and thoughtful design.
