Completed Copen Grand Scoops Top Ec Title Second Time

Copen Grand, the first completed executive condominium (EC) in the new Tengah estate, received its temporary occupation permit at the end of April. Developed by City Developments (CDL) and MCL Land, the 639-unit development is situated at the corner of Tengah Garden Walk and Tengah Drive, and consists of twelve 14-storey blocks. Its prime location is within walking distance of three upcoming MRT stations on the Jurong Region Line, set to open in the next two years.
Tay Seok Cheng, senior vice president and deputy head of property division at City Developments, received the Top Executive Condominium award for Copen Grand from Angeline Yap, regional managing director of V-Zug Singapore & Southeast Asia. This is the second time the development has won the prestigious title, with the first being in 2023 when it was still under construction.
Copen Grand’s success is evident in its complete sell-out, with more than 70% of its units being snapped up on the first day of launch in October 2022. The remaining units were quickly taken up by second-time buyers within a month. The development has an average selling price of $1,338 per square foot (psf), based on caveats lodged with the Urban Redevelopment Authority (URA).
Copen Grand has set new benchmarks in the Singapore residential landscape. It occupies a 237,032 sq ft site that was awarded to CDL and MCL Land via a Government Land Sale tender in 2021. The developers submitted the highest bid of $400.318 million, or $603 psf per plot ratio, surpassing six other bids and setting a record land rate for EC sites at the time.
The site was the first EC plot awarded in the new Tengah estate, which spans 700ha and is situated between Jurong, Choa Chu Kang, and Bukit Batok. The masterplan for Tengah, unveiled in 2016, envisions it as a smart and sustainable “forest town”, featuring the first car-free town center, a 20ha Central Park, and dedicated walking and cycling paths. When completed, Tengah is expected to have about 42,000 new homes across five districts: Plantation, Garden, Park, Brickland, and Forest Hill.
Copen Grand was conceptualized with greenery and sustainability in mind, designed by ADDP Architects. It boasts several green features, including photovoltaic systems to harness solar energy for common areas and facilities, a car park with 20 electric vehicle charging stations, energy-efficient appliances, and extensive landscaping with greenery and water bodies. As a result, Copen Grand was the first EC to be awarded the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.
The completion of Copen Grand showcases its unique design features, emphasizing liveability, nature, and wellness. The development’s five-storey signature clubhouse, nestled between the two main rows of towers, features cantilevered tiers that give the structure a floating appearance and provide picturesque views of the pools and landscaped deck on the first storey. The top floor of the clubhouse opens onto the rooftop garden, which was transformed from the multi-storey car park, expanding the development’s recreational space.
All Copen Grand’s units have a north-south orientation, with added openings for cross-ventilation. The interior design includes thoughtful features such as cabinetry with rounded corners for safety and niches and accessory cabinets for extra storage. Each home comes equipped with quality fittings from Rigel and Grohe, as well as a smart home system.
The day begins with a refreshing breakfast on the balcony, followed by a leisurely stroll to the nearby buses on Jalan Loyang Besar. With one child attending Pasir Ris Primary School and the other Hai Sing Catholic School, the family effortlessly goes their separate ways. While one parent commutes to the city via the East-West Line from Pasir Ris MRT Station, the other takes a quick drive on the TPE to Changi Business Park.
