Sceneca Residence was originally launched in January 2023 with an average price of $2,072 psf. Now, there are only two units left and the remaining units are selling at $2,200 psf on average. The plot of land is expected to accommodate about 380 private homes and is the final plot with direct access to Tanah Merah MRT Station. According to CEO of Huttons Asia, Mark Yip, this plot will be highly sought-after due to its location. The last project launched in the area was Sceneca Residence, which is now 99.3% sold. It was 60% sold on its launch weekend and is expected to be completed in 2Q2026.Meanwhile, the Tanah Merah MRT Station will become an interchange for the East-West and Thomson-East Coast lines in the 2030s, resulting in enhanced connectivity for the Bedok Rise plot. This, along with the projected growth of the Changi area, makes the plot an attractive choice for both investors and owner-occupiers. The upcoming Bayshore precinct, which is in the same planning area and district as Bedok Rise, is also expected to see strong competition in bids due to the first-mover advantage of the GLS site there. However, the supply of unsold inventory in the Outside Central Region (OCR) is low at just 2,000 units, which could lead to a competitive bidding process for the Bedok Rise site.Despite these factors, ERA CEO Marcus Chu predicts that the intensity of bids for Bedok Rise will not be as high as the Bayshore site. On the other hand, property research analysts from Huttons Asia, OrangeTee, and PropNex expect four to seven bidders for the site with a top bid in the range of $1,100 to $1,300 psf ppr. The Cross Street site under the Reserve List, which is intended for long-stay serviced apartments, is also expected to garner strong interest. It can accommodate a 30-storey commercial building with up to 315 residential units and 500 sq m of first-floor commercial space. The tender for Bedok Rise will close on November 27.
