Over the course of April 8 to 15, the most lucrative resale deal took place at Ardmore Park, with a four-bedroom unit selling for $12 million ($4,160 psf) on April 9. This was a 118% increase from its previous purchase price of $5.5 million ($1,907 psf) back in January 2010. This translates to a profit of $6.5 million, or an annualised profit of 5.3% over 15 years.

Ardmore Park had a total of three resale transactions this year, with the other two also being four-bedroom units. The first unit, located on the 10th floor, was sold for $11.8 million ($4,090 psf) on March 3, resulting in a profit of $3.8 million (47.5%) or an annualised profit of 8.2% over five years. The second unit, located on the seventh floor, was sold for $13.2 million ($4,576 psf) on Jan 21, with the seller earning a profit of $8.54 million (183%) or an annualised profit of 4.6% over close to 23 years.

On the other hand, the most unprofitable resale transaction during this period took place at Gramercy Park, where a three-bedroom unit on the 14th floor was sold for $5.65 million ($2,853 psf) on April 9. This was a loss of $435,820 (7%) from its previous purchase price of $6.08 million ($3,073 psf) in February 2018, resulting in an annualised loss of 1% over seven years.

Gramercy Park, located along Grange Road in prime District 10, is an ultra-luxurious condo consisting of two high-rise residential towers with 87 units each. Completed in 2016, this development is close to the Orchard Road shopping belt and River Valley neighbourhood. The most unprofitable transaction so far this year involved a 2,691 sq ft unit on the 13th floor, which changed hands for $7.5 million ($2,787 psf) in March.

Resale prices at Gramercy Park have dipped since reaching its peak of $3,320 psf in May 2021. According to resale caveats, prices were at $2,550 psf in May 2016 and have since fallen to $2,830 psf.
