According to PropNex’s Tan, the asking price of $20 million makes it “the most competitively priced bungalow in a GCB area in District 11 on the market today.” He adds that this is equivalent to the price of a new detached house in the area, albeit one sitting on a smaller site of under 5,000 sq ft.

Tan estimates that if the residents choose to renovate the bungalow, it would cost at least $950,000 or possibly more, depending on the materials, fittings, and fixtures used. He adds, “most landed home buyers today prefer homes that require minimal renovation given the higher cost of construction and extended redevelopment timelines.”

The bungalow has an efficient layout that maximises the site, and it has been well maintained over the years. Tan believes that this will attract serious buyers who do not want to undertake extensive renovation works.

However, he notes that many buyers remain cautious due to the ongoing economic uncertainties.
