Tan Hong Boon Launches Alpsedge Real Estate Partners Brilliance Capital Strategic Alliance

After serving as the executive director of capital markets at JLL for 12 years, Tan Hong Boon has left to start his own real estate advisory firm called AlpsEdge Real Estate in collaboration with former colleague, Carin Puah, who is a senior director at JLL. The boutique firm, established on September 1, specializes in investment sales, including buildings, land, and collective sales, as well as offering advisory services on development and redevelopment matters. Prior to working at JLL, Tan was the deputy managing director at Credo Real Estate, a renowned firm in collective sales and capital market deals. In 2012, Credo was acquired by JLL.
Tan has a strong track record, having brokered some of Singapore’s most notable transactions, such as the record-breaking sale of the former Farrer Court (now d’Leedon) for $1.3388 billion in 2007. He has also been involved in other high-profile deals, including the sales of former Amber Park for $906.7 million and Florence Regency (now The Florence Residences) for $629 million in 2017. Some of his recent en bloc sales include Watten Estate Condominium for $550.8 million, slated to become Watten House, and Peace Centre and Peace Mansion for $650 million, to be redeveloped as One Sophia and The Collective at One Sophia. In total, Tan has transacted over $10 billion worth of deals throughout his two-decade career.

The launch of AlpsEdge provides Tan with more flexibility in deal structuring, as the firm will offer a more holistic approach by advising clients on various aspects of their assets such as repositioning, leasing, and property management. Puah, who has two decades of experience in investment sales at JLL and Credo, has also been involved in significant transactions, including the sale of Shenton House for $538 million and the Good Class Bungalow at 81 Dalvey Road for $93.9 million in 2018. She handled the collective sale of Watten Estate for $550.8 million in 2021.
Apart from the established partnership between Tan and Puah, AlpsEdge has also formed a strategic alliance with Brilliance Capital, founded in 2020 by Sammi Lim, formerly of CBRE’s capital markets team. Brilliance Capital’s success has been noteworthy, having brokered deals worth over $10 billion since its inception. With a team of 23 agents and four support staff, Brilliance Capital has handled many sales, such as Yew Tee Point for $220 million, and various carparks, shophouses, and luxury properties.
Through this alliance, AlpsEdge and Brilliance Capital will be able to combine their expertise, offering solutions across different asset classes and client needs, including cross-border investments and complex deal structures. They have already started collaborating on projects, such as the portfolio sale of 22 strata-titled units at Hexacube, with plans for more joint ventures in the future.
AlpsEdge and Brilliance Capital will continue to pursue their own mandates while working together on select projects. Tan believes that this partnership will allow them to deliver a broader range of solutions to clients and strengthen their presence in both institutional and private markets.
