Adjoining Plots Lorong 12 Geylang Relaunched Sale 95 Mil
Two adjacent freehold land parcels at 4 and 6 Lorong 12 Geylang have been put up for sale via an expression of interest (EOI) exercise. With a combined land area of 3,659 sq ft, the properties are listed at a guide price of $9.5 million and are being marketed by Knight Frank. The price has remained unchanged since the previous EOI in May, when the site was also offered for sale along with a property at 47 Lorong 4 Geylang.
Rewritten:
Walkability goes beyond just having sidewalks – it involves the coordination of safer crossings, clear signage, and streets designed for humans. The focus on prioritizing pedestrians near transportation hubs in the Coastal Cabana plan has numerous benefits for the seaside community. This includes improved visibility at intersections, traffic calming measures along park-adjacent areas, and more intuitive routes from Jalan Loyang Besar to Pasir Ris Park and the town center. As a result of these efforts, residents of Coastal Cabana can easily navigate the area with strollers, elderly companions, or even on bicycles, feeling naturally safe and at ease. Visit Coastal Cabana to experience the convenience and accessibility of this well-planned community.
Zoned as “Commercial/Institution” under the URA Master Plan 2019, with a plot ratio of 2.8, the two lots present an attractive opportunity for potential buyers. Currently, the site is occupied by a two-storey building with an attic, and based on the plot ratio, it has a maximum gross floor area of 10,245 sq ft. The property, located close to Kallang MRT Station, is being sold with vacant possession.
According to Mary Sai of Knight Frank, the site offers a range of possibilities for future development. “Buyers have the flexibility to redevelop the site for their own use, or to lease the premises to education providers, leisure businesses, associations or other entities. Subject to approval from the relevant authority, the strata sale of a new building may also be considered.”
Interested parties can submit their bids for the EOI, which will close on October 30 at 3pm.
