In the week of August 1 to 8, a three-bedroom unit at Commonwealth Towers stood out as the top transaction, with a record-breaking psf-price peak achieved for the development. The 99-year leasehold condo hit a new high of $2,536 psf on August 6, when a 1,076 sq ft unit on the 43rd floor was sold for $2.73 million.

The previous record at Commonwealth Towers was set in December 2024 when a 904 sq ft, three-bedroom unit on the 40th floor sold for $2.22 million at $2,460 psf. The recent sale surpasses this, earning the title of the most expensive unit sold at Commonwealth Towers.

Situated along Commonwealth Avenue in District 3, Commonwealth Towers is a 99-year leasehold development comprising two 43-storey residential blocks with 845 units. The unit sizes range from one to four bedrooms, spanning 441 sq ft to 1,302 sq ft.

Based on caveats lodged, the average resale price of units at Commonwealth Towers has steadily risen over the years. In 2023, the development saw 51 resales at an average of $2,097 psf, which increased to $2,200 psf for 37 transactions in 2024. In 2025, 29 units have been sold, including the record-breaking sale on August 6, at an average of around $2,251 psf.

Another condo that achieved a new psf-price peak during the period is Watermark Robertson Quay. On August 7, a 893 sq ft, two-bedroom unit on the ninth floor was sold for $2.16 million, translating to $2,419 psf. This sale narrowly beat the previous record price of $2,417 psf, set three months earlier when a 1,001 sq ft, two-bedroom unit was sold for $2.42 million on May 29.

For this year, there have been three other resale transactions at Watermark Robertson Quay apart from the ones on August 7 and May 29. Prices ranged from $2,189 psf, when a 1,873 sq ft unit was sold for $4.1 million on August 8, to $2,304 psf for a 1,324 sq ft, three-bedroom unit sold on April 7.

Gallop Gables is another development that achieved a new psf-price high during the period under review. On August 5, a 1,744 sq ft, three-bedroom unit was sold for around $4.12 million, setting a new record of $2,356 psf. This marginally surpassed the previous high of $2,354 psf attained on May 8, with a 1,733 sq ft, three-bedroom unit sold for $4.08 million.

Gallop Gables is a 102-unit, low-density, freehold condo located along Farrer Road in prime District 10. Completed in 1997, the development comprises two to four-bedroom units, with sizes ranging from 1,130 to 3,412 sq ft.

The only resale transactions recorded at Gallop Gables this year occurred on May 8 and August 5. In 2024, three units were sold at an average price of $2,149 psf.
