Fourth Avenue Residences Hits New High 2796 Psf
Fourth Avenue Residences, a 99-year leasehold condo located in prime District 10, has set a new record for psf-price highs for condos in the week of Aug 22 to Aug 29. A three-bedroom unit, measuring 1,109 sq ft on the seventh floor, was sold for $3.1 million ($2,796 psf) on Aug 22. This is a slightly higher psf-price than the previous record of $2,758 psf set in May 2023 for a 689 sq ft, two-bedroom unit on the fifth floor. The highest absolute price achieved at the condo so far is the sale of a 1,485 sq ft, four-bedroom unit for around $3.94 million ($2,651 psf) in October 2021.

Fourth Avenue Residences features 476 units, with a mix of one- to four-bedroom apartments ranging from 474 sq ft to 1,496 sq ft. Situated along Fourth Avenue, off Bukit Timah Road, the condo is conveniently located next to Sixth Avenue MRT Station on the Downtown Line. It is also near prestigious schools such as Hwa Chong Institution, Nanyang Primary School and Methodist Girls’ School. Completed in 2022, the development has recorded 24 resale transactions to date, including the unit sold on Aug 22. Last year, the condo saw six resale transactions at an average price of around $2,470 psf. This has since risen to 18 transactions this year at a higher average price of $2,580 psf.
Parvis, a freehold development, also hit a new psf-price high during the period in review. A 1,701 sq ft, three-bedroom unit was sold for $4.55 million ($2,675 psf) on Aug 29. This marks the first time a unit at Parvis has sold for more than $2,600 psf, breaking the previous record of $2,536 psf set on April 17 for a 1,991 sq ft, four-bedroom unit that changed hands for $5.05 million.

Completed in 2012, Parvis is a freehold condo located on Holland Hill in prime District 10. The development comprises a single 12-storey residential tower, housing a mix of two- to four-bedroom units measuring 990 sq ft to 2,605 sq ft. It also has three- and four-bedroom penthouses spanning 2,293 sq ft to 3,229 sq ft. Since the start of the year, Parvis has seen three other resale deals, excluding the April 17 and Aug 29 transactions, with prices ranging from $2,115 psf to $2,391 psf.
At the other end of the spectrum, Orchard Sophia has set a new psf-price low of $2,671 psf, with the sale of a 646 sq ft, two-bedroom unit on the first floor for approximately $1.72 million on Aug 26. This is the lowest psf-price ever transacted at the development, lower than the previous record of $2,679 psf achieved on Aug 21 for a 581 sq ft, two-bedroom unit sold for around $1.56 million.

It also offers three three-bedroom units measuring 764 sq ft and five three-bedroom dual-key units spanning 829 sq ft to 840 sq ft. Based on lodged caveats, the average transaction price for units at Orchard Sophia has eased since its launch in 2023, when it recorded 31 transactions at an average price of about $2,819 psf. In comparison, Orchard Sophia has seen 18 transactions to date this year at an average price of about $2,797 psf.
