October Bto Exercise Include About 3300 Flats Wait Times Less Three Years

The latest Build-To-Order (BTO) sales exercise in October will see a total of 9,100 flats up for grabs, including 3,294 Shorter Waiting Time (SWT) flats, announced HDB in an October 12 press release. These SWT flats refer to those with waiting times of less than three years, which are highly sought after by eager home buyers.

The SWT flats will be available in four BTO projects located in Bedok, Sengkang and Yishun, offering a range of two-room flexi to 3Gen flats, as well as Community Care Apartments (CCA) for seniors. This brings the total number of SWT flats launched in 2021 to 4,690 units, exceeding HDB’s initial target of 4,500 units. The plan is to introduce around 4,000 SWT flats each year for the next two years to cater to the demand for housing and shorten the waiting times for buyers.

According to Eugene Lim, key executive officer at ERA Singapore, the significant number of SWT units released in this BTO launch signals a deliberate shift by HDB to accommodate evolving buyer needs. He believes that by offering more SWT flats, HDB aims to attract first-time buyers who may otherwise turn to the resale market due to urgency, thereby helping to stabilize the rising resale prices in recent years.

Out of the four SWT projects, two are located in Yishun, with an estimated waiting time of 2 years and 7 months. Yishun Glade, situated at the junction of Yishun Street 31 and Yishun Ring Road, offers 569 units across four 15-storey residential blocks, featuring a mix of two-room flexi to four-room flats. It boasts recreational facilities such as a children’s playground, fitness stations, a rooftop garden, and a senior care center. Nearby amenities include Junction 9, Yishun Mall and Yishun Public Library.

Another SWT project in Yishun is Chencharu Grove, located along Bah Soon Pah Road and Chencharu Link. The development comprises six residential blocks with 826 units, offering two-room flexi to five-room flats. The project is conveniently located near Khatib MRT Station on the North-South Line, as well as amenities like Khatib Central, Wisteria Mall, Northpoint City, and Yishun Hawker Centre.

Lim expects Chencharu Grove to be highly sought after, especially due to its proximity to the MRT station and nearby schools such as Peiying Primary, Naval Base Secondary, and Chung Cheng High (Yishun). He also believes that the project will attract larger households due to its inclusion of five-room units. Additionally, the project will feature a 418-unit Single Room Shared Facilities (SRSF) public rental block, replacing the pilot site at the former Anderson Junior College hostel along Ang Mo Kio Avenue 8.

In Sengkang, along Fernvale Street, Fernvale Plains will be offering 830 units in five residential blocks, including a rental block. These units range from two-room flexi to five-room flats, as well as 207 CCA units. The project will feature shared community spaces such as gardens, fitness stations, and a preschool, and is located near Seletar Mall, Fernvale Community Club, and Compass One. The estimated waiting time is 2 years and 8 months.

The final SWT project, Ping Yi Court, is situated along Chai Chee Street in Bedok. It will have five 15-storey blocks with 862 units, offering a range of two-room flexi to 3Gen flats. The design of the project revolves around a central courtyard, with amenities such as a preschool, playground, rooftop garden, and fitness stations. Residents will have easy access to Kaki Bukit 511 Market and Food Centre, Bedok Mall, and Heartbeat@Bedok. The Bedok and Kembangan MRT stations (on the East-West Line) are also within walking distance. This project has the longest waiting time among the four, at 2 years and 9 months.
