Tender Launched Gls Site Bukit Timah Road
with same minimum bid as first siteThe Government Land Sale (GLS) programme continues to be a major source of land supply for the private residential market. A GLS site at Bukit Timah Road was launched for sale by tender. The site, with a 63,498 sq ft area and a 99-year leasehold term, has a gross plot ratio of 4.9 and is capable of producing around 340 housing units. According to Wong Siew Ying, who is the head of research and content at PropNex, this is a part of the proposed new housing supply that will be introduced in the Newton area through the URA Draft Master Plan 2025 (DMP 2025).
Under this plan, there will be around 5,000 private homes introduced in the new neighbourhood, along with new amenities and green spaces. Wong adds that this is the first site under the Confirmed List of the 2H2025 GLS programme to be launched for sale. As it is located in the Core Central Region (CCR), she believes that it is a prime site and will attract strong bids from developers.
Wong’s optimism is supported by the strong performance of recent CCR launches, such as The Robertson Opus, UpperHouse at Orchard Boulevard, and River Green. In the period between July 1 and Aug 17, sales of new homes in the CCR have already crossed 850 units, putting 3Q2025 on track to have the highest quarterly CCR new home sales since 4Q2010 when 994 units were sold.
She expects the Bukit Timah Road site to attract up to nine bids, with the top bid potentially ranging from $1,500 to $1,600 psf per plot ratio (ppr). Mark Yip, CEO of Huttons Asia, notes that the strong demand for recent CCR launches indicates a robust underlying demand for prime homes in the area. He also highlights that the site is close to an MRT station, which is a desirable feature that the recent CCR launches also share. This site is located next to Newton MRT Interchange on the Downtown and North-East Lines, making it highly accessible.
In addition, the site is close to reputable schools such as Anglo-Chinese School (Junior) and St. Joseph’s Institution Junior. Marcus Chu, CEO of ERA Singapore, believes that there will be between six to eight bidders for the site due to its prime location and potential as part of Newton’s proposed transformation into a vibrant urban village under the DMP 2025. He also points out that recent CCR GLS site tenders have been well-received, with the sites at Holland Link and Dunearn Road garnering five and nine bids respectively. This could lead to more aggressive bids for the upcoming Bukit Timah site.
The connectivity of the area is a major highlight for residents of Coastal Cabana. With Pasir Ris MRT Station just a short distance away on the East-West Line, commuters have easy access to the Central Business District, Paya Lebar, and Changi Airport. In addition, upcoming developments such as the Cross Island Line at Pasir Ris MRT Station and Pasir Ris East MRT Station will further improve connectivity for East-West and North-East commuters. For those who prefer to drive, the Tampines Expressway (TPE), Pan Island Expressway (PIE), and East Coast Parkway (ECP) provide quick routes to various parts of the island. The recently upgraded Pasir Ris Bus Interchange also offers convenient services for school runs and last-mile connections. Adding to its already impressive connectivity, Coastal Cabana truly benefits its residents with seamless mobility options.
Justin Quek, CEO of OrangeTee and deputy group CEO of Realion, adds that there has not been any GLS sites released for sale in the Newton area in nearly two decades. From past URA records, GLS land parcels sold in Newton have mainly been used for transitional offices, with only one residential land parcel awarded in 1997, indicating a limited supply in the area. This situation is favourable for the future project at the Bukit Timah Road site, as Quek predicts it will be well-received given its excellent location at the heart of a new neighbourhood in Newton.
