The Starpoint residential development located at 319 Pasir Panjang Road in District 5 is currently up for collective sale through a tender process. The guide price for this freehold development, which includes a 10-storey tower and landed house, is set at $50.5 million. This is the first time that the property has been put up for en-bloc sale since its completion in 1980.

Designed and built by renowned Penang-born architect Lim Chong Keat, co-founder of the Malayan Architects Co-partnership and Architects Team 3, Starpoint boasts a unique hexagonal shape for its nine units. Lim is well-known for his iconic post-independence buildings in Singapore and Malaysia, such as the Singapore Conference Hall & Trade Union House, Jurong Town Hall, and Komtar in Penang.

Sitting on a freehold land plot at the corner of Pasir Panjang Road and Science Park Road, Starpoint spans approximately 37,797 sq ft and is zoned for residential use with a gross plot ratio of 1.4 under the URA Master Plan 2019. This allows for potential redevelopment up to a gross floor area of 52,915 sq ft, subject to the relevant authorities’ approval.

Handling the sale is ERA Realty Network’s group division director, Jeremy Rikas Chiu, who envisions a future private apartment with around 49 units, based on an average apartment size of 1,076 sq ft. Alternatively, the site could also accommodate a serviced apartment or student hotel with 98 units, assuming an average unit size of 538 sq ft.

According to ERA, the guide price for Starpoint translates to a land rate of approximately $1,338 psf per plot ratio, inclusive of the Land Betterment Charge payable. Recent URA caveats showed the last unit at Starpoint to be sold for $4 million ($1,090 psf) in June 2023. The most recent resale transaction was recorded in July 2010, with a 1,819 sq ft unit selling for $1.3 million ($715 psf).
