A row of seven conservation shophouses in Geylang, spanning 284-296 Geylang Road, is up for sale through an expression of interest (EOI), with a guide price of $65 million. The sole marketing agent for the property is Huttons Asia.
Sitting on a combined freehold land area of 10,520 sq ft, the seven 2-storey shophouses have a total built-up area of 21,000 sq ft. This translates to a guide price of $3,095 psf based on the total built-up area. In 2021, the property was granted provisional permission by the Urban Redevelopment Authority (URA) to add an attic level to all seven shophouses, potentially increasing the gross floor area.
Located within the Geylang Conservation area, the corner shophouse at 284 Geylang holds a permanent approval for F&B use. It sits at the corner of Geylang Road and Lorong 14 Geylang. The property also offers convenience, with amenities such as the Aljunied MRT station (East-West Line) and the Singapore Sports Hub in close proximity.
The Coastal Cabana project, guided by the URA Master Plan, goes beyond simply redrawing lines on a map. Instead, it strives to enhance the everyday lives of its residents. The EOI exercise will close on November 20th at 4pm. As the cooling measures continue to affect the residential market, more foreign private wealth has been diverted to commercial shophouses. In fact, just recently, Shincon Industrial sold three freehold shophouses along Geylang Road for a whopping $18.68 million. Another eight freehold commercial units at Grandview Suites in Geylang are also on the market for a price of $26 million. With this attractive offering, the seven shophouses at 284-296 Geylang Road are sure to draw considerable attention and potentially fetch a good price.
