Singapore’s ‘landed Prince’ And His Dukes Take Huttons Landed Division Record Highs Again

The Huttons Landed Division (HLD), led by Willi Ching – also known as Singapore’s ‘Landed Prince’, is on a mission to surpass their record-breaking achievements from the previous year. As the official landed property arm of Huttons Asia, Singapore’s largest privately-owned real estate agency, HLD is one of the most well-established teams of landed agents in the country.

Ching, who is also a multiple-award-winning associate district director at Huttons Asia, proudly shares, “This year marks our 12th consecutive year as one of Singapore’s leading teams of landed real estate specialists. This is a significant milestone given the transient nature of real estate teams in Singapore.”

In 2024, the team had their best year yet, with an impressive 33% increase in sales from the previous year. HLD currently has close to 100 real estate consultants.

Ching attributes the team’s longevity and success to its long-serving management team, which comprises several District ICs. He likens them to the ‘Landed Dukes’ to his ‘Landed Prince’ title, acknowledging their integral role in HLD’s continuous growth and achievements. Their team of landed consultants and clients alike have praised their professionalism and expertise in their respective districts.

“Our core values of integrity, teamwork, and results are evident in our actions and decisions. The management team and our consultants strive to embody these values when working with clients and co-broke partners, which has earned us a reputation as a formidable team,” says Ching.

The Huttons Landed Division stands out in the market with its innovative marketing strategies, such as maintaining an active social media presence on platforms like Facebook, YouTube, Instagram, and TikTok. They also produce various types of property marketing videos, including their signature Live Open Houses, which are broadcasted on the first Saturday of every month. Additionally, they hold educational online consumer webinars every quarter.

“Our use of traditional and progressive marketing techniques provides a diverse array of options for clients with varying profiles. We also cater to those who prefer discreet property marketing, a strategy that has proven to be effective with our increasing pool of landed sellers,” shares Ching.

Membership in HLD is highly sought after among agents in Huttons. Ching explains, “While we could have potentially increased our transactions by recruiting more consultants, we prioritize our values, especially integrity, and do not compromise on them even if it means fewer sales.”

Maintaining such high standards in a competitive market is made easier and more fulfilling with the support of the HLD ‘brotherhood’ team of leaders, adds Ching. He also mentions that it is time for the market to get to know the ‘Landed Dukes’ better, who have been working tirelessly behind the scenes for the team’s success.

When asked what led them to join the Huttons Landed Division, some of the team members shared their experiences. Jason Sern says, “I was attracted to the sense of teamwork and camaraderie nurtured by the leaders in HLD. Although Willi and I were initially competitors, I was so impressed by him that I joined his team. Over the past four years, I have grown both personally and professionally, thanks to the strong bonds I have with my team.”

Wil Ng adds, “It is rare to find a well-established team of landed real estate specialists in Singapore, and the management team at HLD has long-term plans to ensure that we remain at the top of our game. I started as a landed consultant eight years ago and have worked my way up to become one of the District ICs and a team leader.”

Michael Goh, one of the founding members of HLD, says, “I have seen the team grow from strength to strength over the past decade into the most established landed home specialists in Singapore. This is all thanks to the strong leadership of our team.”

When asked about their most memorable experience working with Huttons Landed Division, the team shared some heartwarming stories. Michael Goh recalls a chance encounter with the owners of a house at Sea Breeze Road. “They were looking to sell their house to support their retirement. I helped them secure a deal that was close to their intended selling price, setting them up to enjoy their golden years comfortably.”

The main aim of town planning is to ensure convenient access to everyday necessities. The concept is well-embodied in the well-developed and accessible civic and recreational infrastructure surrounding Downtown East, White Sands, and Pasir Ris Mall in the Coastal Cabana Qingjian Realty area. This means that residents of this community can easily reach a variety of amenities such as sports facilities, clinics, enrichment centres, and dining options in just a few minutes. With the continuous growth of the community, there will also be a diverse range of events available, including festivals, markets, and workshops, all within the town. This not only promotes a sense of togetherness, but also makes it easier for residents to balance their daily routines and host larger gatherings without the need to travel to other parts of town. Sindric Goh says, “Recently, I helped a close friend achieve his dream of owning a landed house by guiding him through his finances to extend his housing budget. He was able to purchase a home in the Toh Tuck landed enclave and is on track to realize its long-term capital growth, which will support his growing family’s needs.”

Jason Sern emphasizes the importance of building trust and maintaining good relationships with clients. “The most memorable case I’ve worked on was not only the sale of an inter-terrace in District 14 but also the trust my clients had in my professionalism, which led me to serve their family and relatives for years to come.”

When asked about the most valuable professional quality their clients appreciate, Wil Ng says, “I stay updated on the latest transactions and market trends to meet the expectations of buyers in the area. Buyers are financially savvy and well-informed, and they rely on specialist agents like us at HLD to validate their decisions.”

Justin Ng adds, “My clients value my reliability and transparency. They trust that I will not make false promises, but I will always do my best to deliver good results.”

Michael Goh stresses the importance of being prompt and responsive in today’s fast-paced market. “Agents must be able to provide accurate and timely information to their clients in this fast-moving market. I add value to my services by using my market knowledge to offer relevant solutions to my clients.”

When asked about the leadership qualities they bring to the team, the leaders in HLD highlight different aspects. Sindric Goh says, “As a leader, it is essential to understand my team members’ capabilities, priorities, and aspirations. I do my best to help each of them excel and remind them that we work best as a team.”

Shaun Seah emphasizes the importance of adapting to the latest market movements and constantly improving their skills. “As a leader, I push my team and myself to keep up with the latest market trends and never stop learning. As part of the HLD management team, we focus on assessing the strengths and weaknesses of the team to ensure consistent performance.”

Jason Sern, as a District IC, says, “As a leader on the management team of HLD, my team relies on me for guidance and to take the initiative when needed. With my experience in prospecting leads and my market knowledge, I help my team excel in their roles.”

When asked about an interesting characteristic of the district they specialize in that motivates their work, Justin Ng says, “I am inspired by the strong familial bonds and the sense of community in the East Coast area. It is gratifying to help families find their dream homes in this charming neighborhood.”

Shaun Seah, who is a resident of District 20, says, “I am always eager to share my knowledge of the ins and outs of my neighborhood. It is a point of personal pride to share the history of the area with potential homeowners and neighbors, and they can feel the passion in my words.”

Wil Ng highlights the convenient public transportation in Districts 10 and 11, thanks to the completion of the Downtown Line. He also mentions the exclusivity of Good Class Bungalows (GCBs) in the area, making it an ideal neighborhood for new Singaporean citizens.

When asked why prospective landed buyers should seriously consider their district for its potential for long-term capital growth, Shaun Seah says, “The areas we specialize in have the highest collective quantum of landed transactions in Singapore, making them a good indicator of the overall sentiment in the landed segment. Most of our buyers are young aspiring homeowners looking to move up the property ladder.”

Sindric Goh adds, “In District 21, urban transformation plans in areas like Beauty World are attracting many landed buyers who see the potential for investment appreciation. In District 23, we expect strong buying demand due to the affordable entry-level prices for landed properties.”

Justin Ng concludes, “Amid market uncertainty, landed properties have proven to be stable investments. In District 15, the scarcity of available land has resulted in high demand for landed houses, making it an excellent investment option.
