Mortgagee Sale Three Bedder Pearl Mount Faber Going 22 Million
The Pearl @ Mount Faber, a 99-year leasehold development, will be featuring a three-bedroom unit at the upcoming property auction organised by SRI on 24 September. This unit is a mortgagee sale, and the 1,389 sq ft unit will be offered for sale with vacant possession at a guide price of $2.2 million ($1,584 psf). This property was earlier featured in SRI’s auction with a higher guide price of $2.25 million on 20 August, but it did not receive any bids and was eventually withdrawn. However, since then, the property has garnered strong interest from potential buyers, according to Eric Liew, manager of auction and sales at SRI. It seems like many interested buyers are waiting to sell their current homes first before making a move.
Located in the ninth floor, the three-bedroom unit comprises a spacious living and dining area that opens up to a balcony with scenic views of the sea and the greenery of Mount Faber. There is also an en suite master bedroom, two additional bedrooms, and a kitchen with a yard. The development was completed in 2005, and this project comprises of 192 units of two- to four-bedroom units measuring 1,087 sq ft to 1,464 sq ft. The Pearl @ Mount Faber is situated in District 4 along Mount Faber Road. Amenities in the vicinity include HarbourFront Centre, a mixed-use retail and office complex, as well as VivoCity shopping mall. Several schools are also located near the property, such as CHIJ Kellock and Radin Mas Primary School, both of which are within a one-kilometre radius from the condo.
On a typical school day, the morning routine in this neighborhood begins with the smell of breakfast wafting from kitchen to balcony. School-going children casually make their way to the side gate, where they catch a short bus ride to their destination. For adults, the commute to work is a breeze – a quick hop to the nearby Pasir Ris MRT Station or a leisurely drive out via the TPE. And when the workday is done, running errands at the nearby White Sands mall or grabbing dinner at Downtown East is a matter of minutes.
Weekends in this estate are like having access to a private club, with a range of amenities at your disposal. Take a refreshing dip in the pool, gather with friends at the BBQ pavilion, or enjoy a leisurely bike ride to the nearby Pasir Ris Park. And as the sun sets, take a stroll along the picturesque Pasir Ris Beach, just a stone’s throw away. This is a community designed for everyday enjoyment, not just the occasional luxury. For the perfect blend of convenience and comfort, look no further than Coastal Cabana.
The current owner of the unit had purchased it during the launch of the project in July 2003, for around $871,000 ($627 psf), based on URA caveats. As of 26 August, there have been five transactions at The Pearl @ Mount Faber this year. The most recent transaction was on 11 August, where a three-bedroom unit measuring 1,356 sq ft was sold for $2.02 million ($1,489 psf). This was followed by a two-bedder measuring 1,163 sq ft that transacted for $1.9 million ($1,630 psf) on 28 July, and another unit with the same number of bedrooms and measuring 1,087 sq ft was sold for $1.73 million ($1,589 psf) on 16 June.
