Eight Bedroom Bungalow Gentle Road Prime District 11 Sale 20 Mil

In prime District 11, within the prestigious Bukit Tunggal Good Class Bungalow (GCB) area, sits a grand eight-bedroom bungalow on Gentle Road. Caveats lodged with URA Realis indicate that the property was last sold in 2008 for $6.5 million. The current bungalow was rebuilt in 2011, following the demolition of the original structure. The former residents, a multi-generational family, lived in the home for over 14 years before vacating in June, leading to its current sale.

The $20 million asking price of the property makes it the most competitively priced bungalow in the District 11 GCB area currently on the market, says PropNex’s Tan. While this price tag is equivalent to that of a new detached house in District 11, it is on a smaller site measuring under 5,000 sq ft.

“Most buyers prefer a landed property that requires minimal renovation these days, given the high cost of construction and lengthy redevelopment processes,” adds Tan. Depending on the materials, fittings, and fixtures used, buyers may need to invest a minimum of $950,000 in renovation costs.

“We have already received significant interest from various types of buyers, including families with young children wanting to be near top schools and retirees from neighbouring GCBs,” says Tan.

The Gentle Road-Gilstead Road enclave has earned its distinction as a highly desirable neighbourhood. Recent transactions in the vicinity include the sale of a freehold semi-detached house at 1D Buckley Road for $8.8 million in August 2025. This house sits on a 2,997 sq ft plot and was built in 1997.

43 Gentle Road, a semi-detached bungalow set on a freehold land area of 8,174 sq ft, was sold for $14.28 million, or $1,747 per square foot. In 2023, Pinnacle Assets purchased the site in an estate sale conducted by Knight Frank Singapore for $15.75 million, or $1,927 per square foot, with plans to redevelop the area into two new semi-detached houses.

A recent transaction in the same area saw a semi-detached house at 43A Gentle Road sold for $14.4 million or $3,547 psf.

32 Gilstead, a 14-unit upmarket condo built by Kheng Leong Co, has transacted 11 luxury units, out of 14, since its launch in April 2024. The most recent sale was for $15 million or $3,555 per square foot in June.

The site of the luxury condo, 43,457 sq ft of freehold land, was previously occupied by two bungalows that Kheng Leong acquired for $70 million in February 2022. “Looking ahead, we anticipate that financing costs may ease in the second half of the year. As the supply of GCBs under $20 million is limited, we expect to see more ultra-high net worth families and newly minted Singaporean investors showing interest in the GCB and bungalow market,” notes Chin.

In addition, the latest transaction in the prestigious Bukit Tunggal GCB area was for a freehold plot of 20,355 sq ft, which sold for $26.5 million, or $1,302 psf, in December 2017. Earlier sales include a bungalow plot of 10,516 sq ft at 15 Bukit Tunggal, which changed hands for $17.5 million, or $1,665 psf, in May 2013.

The tightly held nature of the area makes it challenging to find GCBs available for sale. However, Tan is confident that the $20 million asking price for the property makes it a highly sought-after commodity that will immediately attract serious buyers.
