The bungalow at 11 Claymore Road has recently been sold for a whopping $75 million through a private treaty deal. The transaction was brokered by Karamjit Singh, the CEO and founder of property consultancy Delasa. According to Singh, the property received strong interest from potential buyers due to its rarity in the market.As per the current URA Master Plan, the bungalow site has a residential zoning with a plot ratio of 2.8 and a maximum height of 36 storeys. After taking into account a land betterment charge of approximately $30 million, the sale price of $75 million translates to a land rate of around $2,100 per square foot per plot ratio (psf ppr).The bungalow, located at 11 Claymore Road, is one of only three in the prestigious enclave of Claymore, Ardmore Park, and Draycott Park in prime district 10, just off Orchard Road. The property is a freehold site spanning over 17,974 square feet with a gross floor area of 4,796 square feet. Records show that the owner is linked to the Kok family, who were previously involved in trading and finance activities. The property was previously a family home but has been leased to The Schoolhouse by Busy Bees (formerly Pat’s Schoolhouse) for the past 26 years, and it was sold with the existing tenancy.The property was previously put up for sale through an expression of interest in September 2023 with an asking price of $95 million, which is a 26.7% increase from the actual transacted price. The new owner is interested in redeveloping the site into a hospitality asset due to its excellent location just off Orchard Road. Across the street, the luxurious Pan Pacific Orchard hotel opened in 2023 with 347 rooms, and it is a redevelopment of the former Negara Hotel by UOL Group.Redevelopment in the area is gaining momentum, with City Developments Ltd (CDL) acquiring the neighbouring Delfi Orchard for $439 million in May 2024. Delfi Orchard is expected to be transformed alongside Orchard Hotel and Claymore Connect, both of which are owned by CDL Hospitality Trusts. According to a report by DBS in June, the combined properties could be developed into a mixed-use development with a gross development value of $2 billion to $3.2 billion.There is still strong interest in prime Orchard Road sites, but a mismatch in price expectations between buyers and sellers has limited the number of transactions. This is especially evident in collective sales, where fragmented ownership makes it challenging to price properties at market-realistic levels. However, sales at recent luxury launches have helped to narrow this gap. At UpperHouse, the 99-year leasehold condominium by UOL and Singapore Land Group, 63% of units have been sold since mid-July at an average price of $3,356 psf. At Wing Tai Holdings’ River Green in prime district 9, 88% of the 524 units were snapped up during its launch weekend at an average price of $3,130 psf.In July, a 3,326-square-foot, four-bedroom unit on the 26th floor of Sculptura Ardmore sold for $20 million, setting a new benchmark for the 34-unit luxury freehold development by SC Global Developments. It also established a record for the Ardmore Park neighbourhood. Sculptura Ardmore was completed in 2014 and remains one of the most exclusive addresses in the area.
