Hong Kong’s Swire Properties And Thailand’s City Realty Unveil Upper House Branded Residences
City Dynamic, a joint venture between Thai property developer City Realty and Hong Kong’s Swire Properties, has recently announced the launch of Upper House Residences Bangkok and The Wireless Residences by Upper House. This marks the first time that the renowned Upper House hospitality label has ventured into the realm of luxury residential living.
Initially introduced in 2008 by Swire Hotels, the Upper House brand has become synonymous with its refined design, exceptional service, and understated luxury. Its foray into branded residences is a significant milestone for the brand and reflects its confidence in Bangkok’s growing appeal as a global luxury hub.
Strategically located on the prestigious Wireless Road, the two freehold residential towers are in close proximity to five-star hotels, high-end shopping destinations, international schools, and embassies. The developments will offer breathtaking views of Lumphini and Benjakitti parks.

Construction for the project is scheduled to commence in April 2025, with a targeted completion date of 2030. The architectural design will be led by Foster + Partners (Thailand) Ltd. while PLandscape, a Bangkok-based firm, will handle the landscape design.
The 52-storey Upper House Residences Bangkok will feature 156 units, and the interiors will be designed by BAR Studio. Wellness amenities will be developed in partnership with global specialist GOCO. The Wireless Residences by Upper House, a 71-storey tower with 239 units, will showcase interiors by PIA Interior and front-of-house services managed by Upper House.
According to Thomas Woolsey, the co-managing director of City Dynamic, this collaboration builds on Swire Properties’ legacy of creating landmark residential developments such as Opus Hong Kong and Eden Singapore. He also added that this development presents buyers with an opportunity to own the next masterpiece in Swire’s portfolio.
Currently, Swire Hotels operates six Upper House properties across Hong Kong, Mainland China, and the United States. These include hotels in Hong Kong, Chengdu and Shanghai, where the latter two were rebranded from The Temple House and The Middle House as part of a unified global brand identity. Additionally, five more Upper House hotels are in development in cities across China and Japan.
Toby Smith, the chief commercial officer of Swire Hotels, describes the Bangkok project as a milestone that marks the beginning of a new chapter for the brand. He mentioned that the project extends Upper House’s award-winning hospitality into residential living and paves the way for its next phase of international expansion.
With their combination of world-class design, freehold ownership, and bespoke hospitality, Upper House Residences Bangkok and The Wireless Residences by Upper House are set to elevate luxury living in the Thai capital. They will undoubtedly set a new standard for branded residences in Southeast Asia.
